Compliance & Complaints
Last updated: April 20, 2026Transparency is part of every file I handle. This page sets out who I am licensed through, how I am compensated, how I manage potential conflicts of interest, and exactly how to raise a complaint if you are not satisfied with my service.
1. Licensing & Regulatory Oversight
Abhishek Gangal is licensed as a Mortgage Agent Level 1 in the Province of Ontario, acting through:
- Dominion Lending Centres FC Funding (Forest City Funding)
- Brokerage Licence #10671 (Province of Ontario)
- Agent Licence #M25001988 (Abhishek Gangal)
- Independently owned and operated
All mortgage services are provided under the Mortgage Brokerages, Lenders and Administrators Act, 2006 (MBLAA) of Ontario and are regulated by the Financial Services Regulatory Authority of Ontario (FSRA). FSRA maintains a public registry of all licensed brokerages and agents at fsrao.ca.
2. How I Am Paid
In most standard residential mortgage transactions, compensation (a "finder's fee") is paid by the lender that funds your mortgage — not by you. In those cases, there is no cost to you for my services.
For certain files — including alternative, private, commercial, and some specialty files — a broker fee and/or lender fee may apply. In every case where a fee applies, the amount, who pays it, and when it is paid will be disclosed to you in writing, in advance, as part of the required Investor/Borrower Disclosure Statement (FSRA Form 1) before you are asked to commit.
3. Conflict of Interest Disclosure
As required by MBLAA, I disclose the following about relationships that could reasonably be perceived as influencing my recommendations:
- I am an agent of DLC FC Funding. DLC FC Funding has lender agreements with a wide panel of lenders.
- Some lenders may offer volume bonuses or preferred pricing to the brokerage. Such arrangements do not influence the options I present to you — my recommendations are driven by your qualification and best interest only.
- I do not have any ownership interest in any lender.
- If a specific file involves an actual or potential conflict of interest (e.g. a related party), I will disclose it in writing before you make a decision.
4. Suitability & Best-Interest Duty
Under MBLAA and FSRA guidance, I am required to take reasonable steps to ensure that the mortgage I recommend to you is suitable based on your needs and circumstances. I will ask enough questions to understand your financial situation and goals, and I will recommend the mortgage that best fits — not simply the one most convenient to submit.
5. Complaints Handling Procedure
If you are unhappy with any aspect of the service you receive, please raise it early. Most concerns can be resolved quickly and directly.
- Step 1 — Contact me directly. Email mortgages@abhishekgangal.ca, call 289-834-9099, or write by post. I will acknowledge your complaint within 2 business days and work with you toward a resolution.
- Step 2 — Escalate to the brokerage compliance officer. If the matter is not resolved to your satisfaction, contact the Principal Broker / Compliance Officer at DLC FC Funding. I will provide the current name and contact details on request.
- Step 3 — Contact the regulator. You may at any time file a complaint directly with the Financial Services Regulatory Authority of Ontario (FSRA). Details: fsrao.ca/consumers/file-complaint or 1-800-668-0128.
- Step 4 — Privacy complaints. For privacy-specific concerns, you may also escalate to the Office of the Privacy Commissioner of Canada at priv.gc.ca or 1-800-282-1376.
All complaints are handled confidentially. Your decision to raise a complaint will not prejudice your current or future dealings with me.
6. Anti-Money-Laundering (FINTRAC)
As a Canadian mortgage business, we are required under the Proceeds of Crime (Money Laundering) and Terrorist Financing Act (PCMLTFA) to verify client identity, assess the source of down-payment funds, and report certain transactions to FINTRAC. These steps protect you, your lender, and the integrity of the Canadian financial system.
