1. Who We Are
The Website is operated by Abhishek Gangal, a licensed Mortgage Agent Level 1 in Ontario, acting through Dominion Lending Centres FC Funding (Brokerage Licence #10671), which is independently owned and operated under the Mortgage Brokerages, Lenders and Administrators Act, 2006 (MBLAA) and regulated by the Financial Services Regulatory Authority of Ontario (FSRA).
2. Informational Purpose Only
All content on the Website is provided for general informational purposes only. Content is not intended to constitute mortgage, financial, legal, accounting, or tax advice, and should not be relied on as such. Before making any mortgage decision, you should obtain specific advice appropriate to your situation.
3. No Client Relationship Created by Website Use
Viewing the Website, submitting a contact form, or exchanging preliminary communication does not, by itself, create a formal mortgage agent/client relationship. A formal relationship begins only when a written mortgage application or engagement document is signed and accepted.
4. No Guarantee of Approval, Rate, or Availability
Mortgage approval is not guaranteed. All mortgage products, interest rates, loan amounts, amortization periods, and other terms are subject to:
- Lender criteria and underwriting review;
- Credit, income, and property qualification;
- Canadian federal mortgage stress-test requirements (qualifying at the greater of the contract rate + 2% or 5.25%, subject to changes by OSFI);
- Default-insurer guidelines (where applicable);
- Market conditions and lender capacity at the time of application.
All mortgage offers are "On Approved Credit" (OAC). Posted or illustrated rates may change without notice.
5. Calculators & Estimates
Any calculator or estimate on the Website is for illustrative purposes only and is based on the inputs you provide. Results do not reflect property taxes, heating, insurance, condominium fees, early-payout penalties, appraisal or legal fees, title insurance, or other transaction costs unless expressly stated. Results do not constitute a mortgage offer or pre-approval.
6. Accuracy of Information
Reasonable efforts are made to keep information current and accurate. However, accuracy, completeness, and timeliness cannot be guaranteed, and information may change without notice. Lender rates, programs, and guidelines change frequently; the Website may not reflect the latest version at any given moment.

To the fullest extent permitted by law, Abhishek Gangal, DLC FC Funding, and any related parties accept no liability for any direct, indirect, incidental, consequential, or special loss or damage arising from the use of, or reliance on, the Website or its content. Your sole remedy if you are dissatisfied with the Website is to discontinue using it.
